Build a consistent process for reviewing renter-authorized screening documents.

Publish your acceptance rules

State whether your property accepts reusable reports wherever required. Washington and Maryland require disclosures; Colorado generally requires acceptance subject to statutory conditions and a narrow exemption.

Check report provenance

Determine who prepared the report and whether it contains the legally relevant information. Never treat a self-assembled document as CRA-prepared without evidence.

Confirm currency and completeness

Check the report date, jurisdictional coverage, applicant identity and whether the report includes all screening criteria you use.

Keep decisions auditable

Record receipt, access, questions, and any applicant attestation. Use consistent review workflows and make sure denial/adverse-action processes follow governing law.
